1. Client Consultation

Our executives discuss with relocatees and their companies all aspects of the relocation, including types of property, area tours, educational and other corporate and individual requirements. We build up a detailed relocation profile by the combined use of a confidential relocatee questionnaire, personal discussions and specifications/photographs of present, previous and possible future homes.

2. Introduction to the Relocation Process

At this early stage we take the opportunity to discuss and inform on all factors affecting the relocation such as: property and area alternatives; cultural and lifestyle issues; family and educational options; preparation and timetable for the move; arrangements for removal companies and moving in; plus any other personal and company priorities. We provide relocatees with information packs and checklists to focus on and keep in touch with the important individual issues as the move progresses.

3. Overview of UK Property

As there are different factors which affect the purchase and rental markets, we offer separate modules aimed specifically at solving the problems of each:

  • Purchase
    An introduction to purchasing property in the UK - finding suitable property - what estate agents do and do not do - negotiating purchase prices - property surveys and valuations - the financial options (mortgages/loans, deposits, taxes and payments) - legal issues (contract exchange and completion).
  • Rental
    An overview covering the specifics of renting a house or apartment - furnished/ unfurnished property - letting/management agents' services and responsibilities - company and private rentals - rental periods - serviced apartments and short-stay rentals - rental terms and price negotiation - signing tenancy agreements and release clauses - inventory of contents - maintenance costs - legal advice and rights of tenants - security deposits and rent payments - insurance.

4. Property Search

We conduct an exhaustive search for properties fitting the specifications and profile. Using our comprehensive database we personally contact all sales/rental agents and management companies in the chosen area. Our search also covers further properties from the unadvertised 'private market' through Anglo Domus' network of contacts. From all the available details we shortlist the most suitable. Sending agents' descriptions, we then discuss with our clients the best choice of properties for viewing.

5. Preview of Shortlisted Properties

When required, Anglo Domus previews selected properties to check their suitability. We then forward to the client our own detailed independent property descriptions, reporting on condition, location and price, including photographs and plans (where appropriate).

6. Client Viewings

Anglo Domus arranges viewings of shortlisted properties for clients and provides a detailed itinerary with maps and property details. We also accompany relocatees and their families on property viewings, giving advice on suitability.

The viewings may be part or whole days, and take place on separate trips, depending on requirements and property availability. The normal Home Search Service includes total viewings of up to three full days.

7. Property Selection and Negotiation

We advise and assist with the selection of the new home, making all the necessary enquiries about property location, condition, suitability, price etc. Our experienced executives negotiate the best purchase or rental price and finalise any offer, always representing the best interests of our clients and relocatees.

8. Referrals for other Services required

Other qualified, accountable professions, trades and services are sometimes required in connection with the move. Anglo Domus refers clients to other suppliers using contacts that we personally recommend. We help clients to find and instruct lawyers, surveyors, banks, financial services, architects, builders, contractors, removals companies and any other services they may require.

9. Monitoring Progress and Client Liaison

Anglo Domus carefully follows every stage of the relocation and monitors progress from beginning to end, talking to the other services and parties involved, making sure all the necessary steps are completed on time, smoothly and efficiently. Our role is to minimise problems.

We report regularly to everyone involved, whether corporate or private clients. Most importantly, we keep in close touch with relocatees and their families, as well as personnel and human resource departments, making sure everyone is fully informed of progress. Should any problems arise, we liaise with all concerned and find the best solutions.

10. Contracts and Agreements for purchase and detail

Anglo Domus expedites all stages in the preparation and completion of contracts/agreements:

  • Purchase contracts
    We give advice and assistance with the often complex phases of UK property purchase contracts: surveys, land registry, local authority searches, contract exchange and signature, payment of deposits and transfer of final funds - everything through to successful contract completion.
  • Rental/tenancy agreements
    We give advice and assistance with tenancy applications/references and the formal terms/clauses of rental agreements, consulting with clients to protect their interests at all times. We assist clients with company/private tenancy issues and refer them to further legal advice if necessary, co-ordinating all issues up to the successful signing of the agreement and payment of the first rental period, security deposit and other agent fees.

11. Connection of Services

Anglo Domus will make the necessary arrangements for connection of all utilities and services (telephone, electricity, gas, water, heating etc) and the transferral of billing into the relocatee or company name. We also assist with the provision of other services which may be required, such as Internet/ISDN lines, TV/VCR rental, cable, satellite, or other equipment/furniture rental.

12. Rental Property Installment

We advise and assist with the property and contents inventory to protect our clients' interests, check all the utility meter readings and recommend the services of a reliable independent inventory clerk (if required).

13. Handover of Keys and Move-in

On move-in day Anglo Domus meets relocatees at the property to make sure the keys are available, to explain how everything works, answer any questions that may arise and ensure all goes well. Clients are provided with a comprehensive move-in portfolio, introducing them to the house and locality, with information on local services, amenities, places of interest and leisure activities.

14. Aftercare

Anglo Domus is available for at least one week after the move-in to help deal with any concerns or problems that may arise. We assist relocatees and their companies with any initial teething problems or other household issues. This initial aftercare period can be extended (see Anglo Domus Special Services).
